Back yard...what you can't see is the partially covered deck accessed from the breakfast nook and master suite behind the center tree.

The upstairs living room with the two-sided gas fireplace. The kitchen is around it to the left and the breakfast nook is around it to the right.


Downstairs has the same two-sided fireplace with a TV room around to the left and a wet bar on the right.

In Kansas we have "specials" which they aren't. Specials are the charge for the community infrastructure such as streets, sidewalks, drainage and such. Typically, they are neighborhood dependent and can be as much as $20,000 paid over 12-15 years. They often add between $100-$150 per month to your mortgage.

This house is the most expensive of the contenders, but it has only 18 months left on the specials at a rate of about $75 monthly. In fact, the three contenders would have approximately equal totals when the mortgage and specials are added.

This is a nice home, but doesn't seem like it would be as roomy as the first two.

Love the big back yard! Very pretty. I also think it's ironic that the street is Texas. If you get this one, I guess God said yes to my prayer for you guys to move to Texas, just not the right Texas.

I'm making nick names for all the houses, this one is either Yard or Texas.
